In the heart of Zagori, where the Pindus mountains fold into forested ravines and stone bridges arch over glacier-clear rivers, a house built in 1868 still stands exactly as it was meant to: solid, quiet, and facing the mountain.
This is not a hotel. It is a stone house in the village of Kipoi – the “village of the gardens,” one of Zagori’s oldest settlements – restored to hold onto everything that made it worth keeping. Seven rooms, one kitchen, one long table. A house built for a family, now open for yours.
Mountain Living is what happens when you slow down enough to sense it: woodsmoke, river water, church bells from the village, the particular silence of a mountain evening. Come live it, even for a few days.

About the house
Located in the heart of Zagori, our traditional stone guesthouse combines local architecture, comfort, and mountain hospitality. The property is rented exclusively as a private house, offering complete privacy for families and groups. Built in 1868 from the grey-gold local schist that gives every Zagori village its unmistakable color, this house has spent over a century and a half doing exactly what it does now – sheltering people from the mountain weather and giving them somewhere beautiful to come back to.
7 bedrooms, 1 fully equipped kitchen, and a shared dining/coffee living area with fireplace. Ideal for families, groups of friends, and small celebrations (weddings, anniversaries, reunions) who want the village and the mountain, not a hotel lobby.

Stone bridges older than memory, villages frozen in time, trails that lead straight into the Vikos Gorge. Zagori isn’t a place you visit – it’s a place you walk into, slowly, and don’t want to leave. Kipoi is well placed as a base for both bridge walks and serious hiking, with Ioannina airport roughly 40 minutes away by car.
